Commercial tenant services

It is becoming commonplace for tenants to not seek legal or professional advice before committing to a commercial property lease. Some tenants believe that it is an unnecessary expense to engage solicitors, hoping to keep their costs to a minimum. However, this can have the opposite effect.

Our efficient and professional service is created to fast-track you into your new property whilst ensuring that your exposure to risk is kept to the very minimum, giving you maximum protection from both the outset and throughout the term of your lease.

Surrenders, assignments and underletting

Our Commercial Property team are able to completely guide and assist you on all sides of surrenders, lease assignments and underlettings.

In a world of constant change it can sometimes be appropriate for a tenant to surrender a lease. When originally negotiating a lease, it can make it possible to surrender or terminate the lease for a variety of reasons which in turn can work to the tenants favour.

As part of our remit towards tenants or landlords, we research and advise on the ability to terminate the lease, to assign or sub-let, and to make sure that where the lease allows for such events the financial and tax implications of surrendering a lease are made obvious.

We also advise on any extra security needed by landlords upon a proposed assignment or underlease such as rent deposit deeds, deeds of covenant, authorised guarantee agreements and personal guarantees.
